Power of Feedback - Sellers in Tampa Bay
Just like a consumer good, buyers in real estate have the power of choice. Basic economics teaches us if a product is good for a fair price, buyers will purchase. These same principles can be applied to the real estate world. I always talk to sellers about the importance of feedback, especially when a home is sitting on the market. In our market in Tampa Bay with the current demand if a home is not selling either the home is not priced right, or there are condition issues that's preventing a buyer from making an offer. Feedback is very valuable to help a seller decide if it is all positive feedback, then price may be the right adjustment to make. If the feedback is negative about condition, the seller can then make a choice whether they want to invest to improve the property complaints or adjust the price to compensate for those issues.

Recently I told an agent that the home we looked at wasn't the right fit for my buyer, and I didn't want to be insulting but would happily share the issues we found. Her response was "no that's not necessary." This information from a third party could be extremely helpful for the seller to make necessary adjustments and get the property sold faster. The home has now been on the market for over 30 days with 1 price reduction. I always try to obtain feedback for my sellers, sometimes it is just that the home doesn't fit the buyer's needs, but sometimes it's valuable insight into what buyers are thinking about condition and pricing compared to the other homes they are looking at in their price range. I advise my sellers we don't take feedback as an insult but as valuable info, and it's our job together to keep improving until the home is sold.
